A smallholding nestled in beautiful Devon countryside with three holiday cottages



Smithincott Barton is a historic farmstead originally dating back to the time of the Doomesday Book. The two one bedroom lets, the Loft and the Old Stable, are in a converted Grade II listed farm building. The Linhay is a 17th Century listed thatched cottage, attached to the main farmhouse.

The cottages are all dog friendly and have been lovingly restored and equipped to a high standard. They are decorated and furnished with antiques, vintage signs and contemporary artwork. Perfect as a base for touring, or for a comfortable break doing not a lot.

We’re in the perfect position – peaceful and quiet, yet just five minutes from the M5 and in easy reach of both the South and North coasts, Dartmoor and Exmoor, as well as the cities of Exeter, Bath and Bristol.

Anna & Alasdair moved from West Sussex in 2018 with the aim of providing farm holiday accommodation equipped and decorated as we like it. Comfortable and stylish but not boring!

The Locality

Our nearest village is Uffculme, which is less than a mile away. You can walk to Uffculme along the banks of the River Culme where you will find a decent Co-op, cafe, fish and chip shop, post office and 2 pubs, the George and the Ostler

Coldharbour Mill Museum

A short stroll from the farm is the Coldharbour Mill Museum, a fascinating working textile mill built in 1797. There is also a cafe where you can sit by the mill stream.

Walking and Relaxing
Stunning Country

Some of the most amazing countryside the UK has to offer is within an easy drive. Dartmoor, Exmoor and the beautiful Quantock Hills are half an hour away. The Blackdown Hills, the Jurassic Coast, Cheddar Gorge, South Hams and many others are easily accessible.

Fancy an afternoon or day on the beach? Nearest sandy beach is 30 minutes away at Exmouth. On the South Coast we have Lyme Regis, Beer, Branscombe, Budleigh Salterton and Sidmouth. On the North Coast we’d recommend the stunning Saunton Sands, where you can also learn to surf!

Towns and Cities

Fancy a day out sightseeing or shopping? Our nearest city is Exeter which has numerous attractions with good shops and restaurants. Glastonbury and Wells are both well worth a visit, and going slightly further afield, both Bath and Bristol make for a great day out. To the South, Plymouth and Dartmouth are also in easy reach and the town of Totnes has plenty of quirky shops and historic buildings.

Have Fun or bit of Culture
Lots to do

From family visits to a theme park to visiting a National Trust property, Devon has it all. Locally you can try gliding, skydiving or flying, ballooning, go quad biking or go cart racing. The Westcountry Land Rover Experience is nearby. Why not take a sightseeing cruise from Exmouth or go on a fishing trip at Lyme Regis. Hire a canoe  in Exeter, or take a trip on the Tiverton Canal. The list is endless.

    A fabulous location and absolutely the right spot for us to explore such a beautiful county. The accommodation was rural and peaceful and has been sympathetically converted and styled so you have all the boxes ticked for a successful and enjoyable stay. The ‘in house’ chickens provided fabulous fresh eggs and some comedy moments along the way! Anna and her family were super friendly and on hand, if needed, but otherwise were unobtrusive and let us get on with enjoying our break. All round Devon loveliness …and much appreciated by us.     Couldn’t be happier! Anna’s let was in a great location, was super spacious and comfortable, and she was a fantastic host. Great little touches like a little bit of milk on arrival and fresh eggs. Highly recommend!

    The Loft is in a beautiful setting and perfect for a Devon escape. We stayed for three nights over the bank holiday with our puppy and enjoyed relaxing, drinking cider with the locals and walking. The fresh eggs from the chickens was a lovely touch!

    We had a wonderful stay at The Loft. It is stylish and equipped with everything you need, including coffee machine, Smart TV and dishwasher. The bed was really comfortable, as was the sofa. Anna was an excellent host and always on hand. We took our dog on some great walks along the river towards Culmstock where there is a good pub. Also, a nice walk on Gaddon Down. The weather was brilliant so we drove to the North Devon Coast and stopped off at some river villages on Exmoor. We hope to come back!

    This is such an amazing find, spotlessly clean and tasteful decorate. It also boasts a super comfy bed and pillows…usually hard to find!! I would totally recommend a stay here, it’s is a must do for a chilled out break. Thanks Anna, hopefully we will be back for another stay soon.
